Terms and conditions

When your booking is confirmed by the payment of a deposit you are entering into a contract. Please read the following conditions of let carefully. If you are uncertain about any point please ask for an explanation.

Rental is normally from 1600 hrs on the day of arrival until 1000 hrs on the day of departure. See the Tariff page for prices for each cottage. However, please ask about special rates for short stays, underoccupancy etc.

Bed linen is included in the price; you can reduce the price by £8 per person if you bring your own bed linen.

Pets are welcome in 2 of the properties at the owner's discretion at a cost of £20 per week.

Woodcroft Cottages & Apartments are NO SMOKING

Gas & Electricity are charged as used (no coins required)

On departure, please leave the property in the same tidy condition as you found it. If you are unable to do this, we will require a payment of £25 towards the cost of cleaning.

Cancellation Policy:
More than 4 weeks in advance: loss of deposit
Less than 4 weeks in advance: if a new tenant is found, loss of deposit only; otherwise the whole rental fee is due.
Re-letting at short notice, or in the off-season can be difficult, so Cancellation Insurance is recommended – examples are www.travel.schofields.ltd.uk and www.jlmorris.co.uk

If for any reason beyond our control, the accommodation is not available to you on the dates booked, we will take steps to find you similar alternative accommodation. If suitable accommodation is not available, then all sums paid by you will be refunded and we will have no further liability to you or any other party.

The properties let as Woodcroft Cottages & Apartments are to be used for the purposes of a holiday let to which Section12 (2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 apply. The booking agreement confers a right to occupy the accommodation for the agreed period only.
